PROPERTY SALES

The Buyer
Our property purchase service is free of charge to the buyer.

First Mallorca extends an unrivalled pre-purchase and after-sales-service. Our attention to detail and straight forward advice makes the purchasing process an enjoyable experience.

We offer a centralised administration and legal department in our Head Office in Costa d’en Blanes. This department handles all company sales until a successful conclusion as well as all after-sales activities. Lawyers for all parties, notaries, technical advisers, architects and surveyors merit our services given to clients and extended to them.

The Vendor
The Spanish Law directs estate agency costs to be settled by the vendor. The following is how we charge our fees upon conclusion of a property sale at the final notary signing:

a) Sole Agency Agreement: 5 % + VAT of the final selling price
This contract has a minimum life of 6 months and is extended according to the type of project.

b) Multi-Agency Contract: 6 % + VAT of the final selling price
This contract has an open-end time frame until the property is sold by First Mallorca or a third party.

c) In the event of the sale of the property to the tenant, a 6 % fee of the selling price + VAT is charged to the owner.

LONG TERM RENTALS

The Renter

a) First Mallorca charges the amount of 1.5 months plus VAT of the monthly rent agreed upon exchange of contracts.

b) We reserve the right to charge a minimum fee of 1.500 € + VAT should 1.5 months rent result in a lesser amount.

The Property Owner

The service we provide in securing the renter is free - but we advise and oblige owners to involve a lawyer for the rental contract in their own interest. We assist with lawyers´ contacts should the owners need a referral.

OUR MARKETING COMMITMENT
First Mallorca commits to all costs of marketing but takes the liberty to freely allocate exposure in extensive advertising and promotional campaigns on the local and international property market.

There are clearly very few companies in this sector investing a considerable amount of the annual turn-over back into advertising and the promotion of the island such as First Mallorca does.
